Washington County sits in the southwestern corner of Utah along the Nevada-Arizona border. This fast-growing county now has a population over 140,000 and gets its name from the first president of the United States, George Washington. The largest city and county seat is St. George.

Washington County Real Estate History

While traces of the Anasazi and Archaic people have been found throughout the county, the first non-Native Americans in the area came through during the Dominguez-Escalante expedition of 1776. Mormons eventually set up a number of settlements coming from the Salt Lake Valley under direction of Brigham Young during the mid-19th century to establish a route between the Pacific and southern California. In 1861, church leaders sent families to the area to raise olives, sugar, grapes, olives, tobacco and cotton and St. George began to grow in size. The wine industry and mining also grew during this time with Wells Fargo shipping over $8 million in bullion from these mines.

The boundaries of the county were eventually formed in 1852 and changed several times. Today, the area is a popular tourist destination with the Zion National Park, as well as people who live here exclusively during the winter.

The entire county, particularly St. George, is home to some of the most beautiful red rock formations in the country and the city is surrounded by its famous vivid red hills. There are a number of well-known formations in the county. Dinosaur fossils have also been discovered here, including a large dinosaur footprint discovered at the St. George Dinosaur Discovery Site. There are also hundreds of petroglyphs throughout the area. St. George is also known as a center of arts and recreation with an Arts Festival each year that draws in thousands. Recreation in the area includes golfing, skiing, rock climbing, river rafting, boating and fishing.

Major Influences of Washington County

Washington County at one point experienced the 5th highest job growth rate in the country. Much of the economy comes from tourism and SkyWest Airlines, which is headquartered in St George. The city is also home to a major Wal-Mart distribution center and Intermountain Health Care and many people who move to the area still do so for the job opportunities. The area is popular with professionals as well as retirees and families.

Grants and Down Payment Assistance

Depending on your income and if you’re a first time home buyer, you may qualify for a 100% financing home loan through USDA Rural Housing or the Utah Housing Corp. Southern Utah Housing also offers a down payment assistance program for first time home buyers if you’re buying a home in St. George. This program is federally funded and offers a loan up ot $6,000 to use towards closing costs and a down payment.
