The Point of the Mountain Draper Utah Development

After years of planning, coordination, and infrastructure investment, The Point is officially set to go vertical in 2026. Located at the Point of the Mountain in Draper, Utah, this landmark state-led development is transitioning from preparation to delivery, marking a pivotal moment in one of the most significant mixed-use projects in the state’s history.

Guided by the Point of the Mountain State Land Authority, The Point represents a long-term vision for smart growth, job creation, housing, and vibrant urban living. What began as a legislative mandate in 2018 is now becoming a visible, active community that will shape Utah’s economic and residential future for decades to come.

State Leadership and Long-Term Vision

Since 2018, the Point of the Mountain State Land Authority Board and staff have worked to fulfill the Legislature’s directive to thoughtfully plan, manage, and implement development across more than 600 acres of state land. The effort is co-chaired by V. Lowry Snow and Jordan Teuscher, whose leadership has helped balance economic growth with livability and sustainability.

The development framework prioritizes:

  • Strategic residential and commercial growth
  • High-quality job creation
  • Workforce-aligned housing options
  • Walkable urban centers
  • Parks, trails, open space, and recreation

In partnership with private-sector developers, The Point is positioned to set a new benchmark for forward-thinking, sustainable development in Utah.

According to the Gardner Policy Institute, the State’s investment in The Point is projected to:

  • Support approximately 46,458 jobs
  • Generate over $7 billion in GDP by 2048

2025 Progress at The Point: Building the Foundation

While vertical construction begins in 2026, 2025 was a critical year of progress—much of it happening below ground. Infrastructure work completed in 2025 established the backbone necessary to support long-term growth.

Earthwork and Site Preparation

  • 855,000 cubic yards of dirt moved
  • 100,000 square yards of finished subgrade completed
  • Three stormwater ponds excavated (two fully completed)

Utilities

  • 36 power vaults installed
  • 16,713 feet of electrical and communications duct bank
  • 240 feet of gas casings

Sewer and Storm Drainage

  • 12,711 feet of sewer line
  • 20,476 feet of storm drain
  • 267 manholes and catch basins

Road Base and Paving

  • 20,384 cubic yards of road base
  • 4,402 tons of asphalt placed

This extensive infrastructure work ensures The Point is fully prepared for vertical construction and long-term performance.

Breaking Ground in 2026: From Vision to Reality

In 2026, The Point will begin its most visible phase yet. Foundations will be poured, streets finalized, and the first vertical buildings will rise—signaling the arrival of a new center for community, innovation, and opportunity along the Wasatch Front.

The following projects are anticipated to break ground in 2026, with completion timelines ranging from two to four years.

Signature Projects Launching in 2026

1. 5,000-Seat Entertainment Venue

A cornerstone of early activation, The Point’s 5,000-seat entertainment venue is designed as a flexible, multi-use facility. It will host:

  • Live touring acts
  • Corporate events and conferences
  • Community gatherings
  • Sports tournaments

With modern production capabilities, adaptable seating, and integrated amenities, the venue is expected to attract regional and national programming. Its early delivery will establish The Point as a year-round destination, driving foot traffic and economic momentum as surrounding development continues.

2. Class A Office and Professional Space

More than 30,000 square feet of highly amenitized Class A office space is planned along The Promenade. Designed with walkability, collaboration, and employee well-being in mind, this office project has already attracted interest from:

  • Technology companies
  • Financial services firms
  • Biotechnology organizations
  • Education-focused users

This development will anchor early employment activity and set the tone for future commercial growth at The Point.

3. The Point Promenade

At the heart of the district, over 5,500 linear feet of walkable streets and plazas will define The Point’s downtown core. The Promenade will feature:

  • Tree-lined pedestrian corridors
  • Public art installations
  • Active storefronts
  • Outdoor dining and gathering spaces

With a strong leasing pipeline that includes notable retailers and popular food and beverage concepts, The Promenade is designed to remain vibrant throughout the day and into the evening.

4. Multifamily and Affordable Housing

Housing is central to The Point’s mixed-use vision. Planned residential development includes:

  • Nearly 3 million square feet of multifamily housing
  • A 350-unit residential community along The Promenade
  • 46,000 square feet of ground-floor retail to activate the streetscape
  • 400 affordable housing units delivered within Phase I

This mix supports a diverse, workforce-ready population and reinforces The Point’s role as a true live-work-play destination.

Phase I Private Sector Development Partners

The Point’s Phase I private-sector development team brings decades of experience in large-scale, high-quality projects.

  • Lincoln Property Company – Founded in 1965, Lincoln is one of the largest privately held real estate firms in the country, known for delivering complex mixed-use and commercial developments.

Looking Ahead: A Generational Utah Project

With infrastructure complete and vertical construction beginning in 2026, The Point is entering its most transformative chapter. What was once a vision is now becoming a fully realized community—one that will deliver jobs, housing, entertainment, and public spaces for generations of Utahns.

As foundations are poured and buildings rise, The Point stands as a model for how thoughtful planning, public-private partnerships, and long-term vision can reshape an entire region.
