Vineyard, Utah, is a rapidly growing city located in Utah County, with a population of over 13,000 residents as of 2021. The city has experienced tremendous growth over the past decade, with a population increase of nearly 400% since 2010. This growth has been driven by the city's strategic location, natural beauty, and high-quality of life. Vineyard, Utah is not done growing and the projected population for 2040 is 40-45,000 people.


Future Vineyard City Plans

As the city continues to grow, the local government has developed a comprehensive master plan to ensure that the community's needs are met and that development is sustainable. The master plan includes a vision for Vineyard to become a "vibrant and connected community with a thriving economy, sustainable infrastructure, and exceptional quality of life." But what are the estimated completion dates for this project?

Present:

  • Cafe Rio (April 7th, 2023)
  • Top Golf (Currently Open)
  • Tsubame Rotating Sushi (Currently Open)
  • Over 500 acres of the original 1,700 acre master planned development are for sale for commercial, industrial and high density residential use.
  • 50 acres of prime retail land are available within seconds of the 800 North I-15 interchange for big, mid, and small box use.
  • 300 acres of transit-oriented mixed use land in Downtown Vineyard are under development.
  • 115 acres of industrial land are available to the south of the Eastlake Industrial Park


Future Plans:

  • Projected square feet to be developed in each sector are as follows: Office: 3.5 million, Industrial: 5.5 million, Retail: 2.1 million 
  • Approximately 20,000 jobs will be created in the retail, office and industrial sectors.


Transportation 

One of the key components of the master plan is the creation of a "mixed-use urban center" in the heart of the city. This area will serve as a hub for community activity, with a mix of residential, commercial, and recreational spaces. The plan calls for a pedestrian-friendly environment with wide sidewalks, bike lanes, and public transit options. This includes a brand new $5.6 million FrontRunner Station in Vineyard, adding another stop between the American Fork and Orem stations. The station opened in August of 2022.


Utah Valley University Master Plan

In 2014, Utah Valley University (UVU) acquired 125-acres of land to develop their Vineyard campus. The campus will consistently be evolving and growing, but the master plan sets forth a 40-year strategy for the development of new facilities and amenities.The Vineyard Campus site plan includes a linear open space along the western boundary, boulevards serving as the structure and primary connections for the campus, an innovation district clustered around the main entrance and main frontage area, small open spaces spread throughout the campus, and pedestrian connections along the campus perimeter connecting into the rest of the community. To provide strong vehicular and bike/pedestrian connectivity, the campus street network is aligned with the surrounding roads, and block sizes and dimensions support a comfortable experience for all users that provides a clear connection to surrounding developments, like Geneva's downtown.

The urban center will be surrounded by residential neighborhoods that will offer a range of housing options, from apartments and townhouses to single-family homes. The plan emphasizes the importance of creating walkable neighborhoods that are connected to the urban center and other amenities.


Another important element of the master plan is the preservation of natural spaces and agricultural land. The city has already set aside over 2,000 acres of open space for conservation, and the master plan calls for the creation of additional parks, trails, and green spaces. The plan also encourages the use of sustainable building practices and renewable energy sources.


In addition to these goals, the master plan includes strategies for economic development, transportation, and public services. The plan envisions a diverse economy with a mix of industries, including high-tech, healthcare, and hospitality. To support this growth, the plan calls for investments in transportation infrastructure, including new roads and public transit options.


Overall, the master plan for Vineyard, Utah, represents a comprehensive vision for the city's future. By balancing economic growth, environmental sustainability, and quality of life, the plan seeks to create a community that is both vibrant, walkable and livable.
