Utah City Vineyard Updates

If you haven't been paying attention to Utah City, now is the time to start. Vineyard's 700-acre master-planned development along the eastern shore of Utah Lake is no longer just a vision on paper. In 2026, it's becoming a fully functioning, walkable urban community, and the updates are coming fast.

Here's everything you need to know about what's new, what's opening, and why Utah City is redefining what it means to live, work, and play in Utah County.

What Is Utah City?

  • A 700-acre mixed-use development situated between Utah Lake and the Wasatch Mountains in Vineyard, Utah
  • Designed by renowned urban planner Jeff Speck and DPZ, with walkability, timeless architecture, and integrated outdoor spaces as core priorities
  • At full build-out: five unique districts, 50+ acres of parks and walking paths, and 17 million square feet of mixed-use space
  • Positioned as the new urban core of Utah County, the fastest-growing county in Utah

New Residential: 120 Bend + 220 Bend Now Leasing

  • 120 Bend was the first residential offering, blending classic roots with modern living and offering studios through three-bedroom townhomes
  • 220 Bend opened as the companion property, offering studio, one, and two-bedroom apartments with amenities designed for active living and connection
  • Both properties are now leasing and represent the first completed residential phase of the community

  • An all-abilities, movement-forward play destination anchored by Utah's first hot air balloon-inspired structure from award-winning international play designers Berliner Seilfabrik
  • Nearly 35 feet tall with a view from inside, a ropes course, embankment slide, climbing components, and a splash pad
  • The first Berliner structure in the United States that lights up, and will be visible from Utah Lake
  • Located on The Greenline, 12 acres of open space at the heart of Utah City

Fini Pizza + Fini Café (Spring 2026)

  • Fini Pizza and Fini Café are making their first location outside of New York City, bringing the classic NYC pizza shop experience to Utah City
  • Menu includes pizza by the slice or pie, salads, Italian Ice, premium single-origin espresso, pastries, and light bites
  • The brand is community-focused: first responders and teachers receive 25% off, and kids who read three books in a month get a free pie

Fini Hoops (Summer 2026)

  • A fully custom basketball court with community clinics and leagues launching right outside Fini Pizza, with the Fini Hoops Invitational debuting in June

  • The Utah City campus will span 20 acres and serve as a state-of-the-art cancer care destination for Utah County residents

Utah's First Geothermal Thermal Public Utility

  • The Utah Public Service Commission approved Corix as a designated heat corporation, making Utah City home to the state's first heating and cooling thermal public utility
  • The system uses geothermal technology and recycled waste heat to power all residential and commercial buildings across the 700-acre development, creating a scalable, cost-effective, environmentally friendly energy network
  • A first-of-its-kind regulatory precedent in Utah

Why Utah City Matters for Utah County Real Estate

  • Utah County is the fastest-growing county in Utah, and Utah City is being purpose-built as its urban core
  • For buyers, sellers, and investors in the Vineyard and Orem area, Utah City represents one of the most significant long-term development stories in the state
  • Walkable, amenity-rich communities are driving strong renter and buyer demand, especially among younger Utah residents who prioritize lifestyle over commute
  • The combination of a cancer institute campus, geothermal infrastructure, national restaurant concepts, and intentional green space positions Utah City as a generational asset for the entire Wasatch Front
