Utah County real estate is getting a new downtown. Broad Street, a 250,000 square foot retail and entertainment district, is planned for Utah City in Vineyard. Dave Harris, Utah City's senior vice president of retail, describes the project as starting from scratch, which gives developers room to build walkability and green space into the core. Construction is expected to begin in spring 2027. This post covers what the plans include, who is leading leasing, and what the project could mean if you are watching the Utah County market. WHAT IS UTAH CITY

Utah City is a master planned community in Vineyard, built along the eastern shore of Utah Lake. The community covers 700 acres across five districts. Plans call for about 17 million square feet of mixed use development and more than 50 acres of parks and walking paths.

Utah City is already taking shape. Apartments and houses are built and occupied, and according to Harris, several hundred residents have moved in. Bella's Market has opened, and Fini Pizza has opened its first location outside New York. The community is also built with access to the FrontRunner station.

Vineyard was the fastest growing city in the United States during the 2010s, according to The Salt Lake Tribune.

WHAT BROAD STREET WILL INCLUDE

Broad Street is planned as the downtown of Utah City. Renderings show walkable plazas with benches and greenery, plus brick roads lined by multistory buildings. The district is designed to combine several types of use in one place.

Dining and wellness

The planned mix includes restaurants and wellness concepts. Developers have not yet named the businesses they hope to attract.

Retail

Developers describe the goal as a retail mix that feels elevated and relevant to the community. Harris says the team wants businesses that are experiential and authentic, rather than copies of retail found elsewhere in Utah.

Principal Rick Strauss said in a news release that the project gives developers the chance to curate a retail mix that feels both elevated and relevant to the community. He added that the goal is a mix that gives people reasons to visit throughout the day, whether they live in Utah City or not.

Communities

Broad Street will include a music venue that can seat more than 3,000 people, along with entertainment concepts.

Housing and hotel

Broad Street will have more than 2,800 housing units and more than 355 hotel rooms.

Public space

Planners envision Broad Street as the connector between Utah City's downtown and the development's parks and green spaces.

WHAT IS AVAILABLE TO LIVE IN UTAH CITY NOW

Utah City's website currently lists rental homes, not homes for sale. Two buildings are now leasing:

  • 120 Bend is the first residential offering in Utah City. It ranges from studios to three bedroom townhomes in a walkable urban neighborhood.
  • 220 Bend is the companion property. It offers studio, one bedroom, and two bedroom apartments, with amenities designed for active living.

Several hundred residents have already moved in, according to Dave Harris. If you want to buy in Utah City, ask whether any for sale homes are planned and when they will be released.

WHO IS LEADING BROAD STREET

Odyssey Retail Advisors, a New York firm, will lead leasing and retail strategy for Broad Street. The firm helped establish Hudson Yards in New York City and the Bellagio in Las Vegas. The Tribune describes the developers as having a boutique ethos.

WHEN CONSTRUCTION BEGINS

Construction on Broad Street is expected to begin in spring 2027. Developers have not announced specific tenants, so confirm current timing with Utah City before making decisions based on a date.

WHAT THIS MEANS FOR UTAH COUNTY REAL ESTATE

  • Utah City is already occupied and operating, not just planned. Homes are built, a grocery store is open, and athletic courts and bike lanes are in place.
  • Buyers who prioritize walkability and transit access should note the FrontRunner connection and the planned downtown core.
  • The Huntsman Cancer Institute plans a 20-acre campus in Utah City and expects to begin seeing patients in September 2028.
  • Timelines and leasing outcomes can change. Review current listings and talk with an agent before making decisions based on the project.
